New Sunnyslope development will bring road improvements
Many people have seen the start of a private construction project at the corner of Easy and School streets in Sunnyslope. The new apartment complex being built there will require road improvements along School Street and will add traffic to the intersection of School and Easy streets, an area Chelan County has had its eye on for a future road project.
“As traffic has increased in the Sunnyslope area, this is an intersection that we’ve been looking at and have included on our Six-Year Transportation Program,” said Eric Pierson, Chelan County Public Works director and county engineer. “The private construction project is accelerating our schedule and we have begun to look for grants that would fit this road improvement project.”
The Sunnyslope Apartments will be built in two phases, with the first phase built on 8 acres on the southwest corner of Easy and School streets. Planned are five three-story buildings and 156 apartments. A future phase will be built on nearly 10 acres on the southeast corner of the intersection. It will include additional buildings with at least an additional 250 apartments and a potential retail space.
A traffic study shows the new development will increase motor vehicle trips at the intersection by 20 percent. To mitigate those impacts, the developer, WA Sunnyslope Apartments I LLC of Kirkland, will participate in a portion of the estimated cost of a new roundabout planned for the intersection as well as other improvements such as sidewalks.
According to state law, the developer cannot be required to fully fund improvements to the intersection; the developer is required to pay for only the portion of the project’s impact to the road, or in this case, the 20 percent increase in traffic, Pierson said.
With time needed to complete preliminary engineering and environmental work and to secure right-of-way and grants, Public Works hopes to begin construction within the next six or seven years, Pierson said. Public Works will seek public input on the project when design is underway.
